Here's our FAQ's to help answer your hosting questions. If you can't find your answer here, send us your question and we'll get back to you with the answer.

  • Air Necessities will collect all monies from the booking channels into our dedicated client account. On the first of each month we will transfer all payments minus fees and amenities to your chosen account.

     

    We will provide you with a clear and concise statement so you know exactly how much your property is making, allowing for easy tax management.

  • Our experience within the industry allows us to see the warning signs during our initial conversations. Most importantly we check previous host reviews about the guests and that they are verified guests, in some circumstances if there are doubts we may contact the guests directly to gather further validation.

  • Yes depending on the site you advertise on, some of the major booking sites offer insurance cover in the case of damage (eg Airbnb host guarantee: www.airbnb.co.uk/guarantee), its advisable you read the terms to understand what is and is not covered. We also advise you to take out home protection insurance and inform them that you are renting out the space.

     

    If you'd like further and more specialised cover, for in case of the rare event that a guest damages your property, we can provide various insurances included within our top level package. Please speak with a member of our team for further information.

  • In order to maximise bookings we prefer if you allow us to price the property. It allows us to ensure maximum bookings and you can be rest assured that we will do so at the same time as creating the most income for you as possible.

     

    If however you'd like to set your own rates we do allow this.

  • Due to the flexible nature of the short-let market, we appreciate that owners need flexibility in

    when and for how long they list their property. Your contract with Air-Necessities allows you to list and de-list the property as needed giving you the flexibility to choose the dates you rent it out. However, within the 6 months of signing our agreement, you are prohibited from listing on short lets sites separate from Air-Necessities. After this initial period you can give us 2 months’ notice as needed and, after this notice period, are free to advertise as needed without Air-Necessities help.
